Forget “Waity Katie” the Patient Prince has been sitting around waiting for the only job he has ever wanted for 62 years now.  Prince Charles, unlike the royalty of old, hasn’t been able to take matters into his own hands to “hurry up” succession. 

Patience is a virtue they say - Charles’ wait has to be the extreme!

So what can we learn from Prince Charles when One is selling Ones own palace and there is no-one around? 

It is true it only takes one buyer, but that can take some time. In New Zealand unless you live in Auckland or Christchurch that has been the story for the last few years. In some areas the median time to sell crept up to 3 or 4 months (and that's the average time).  If there is no buyer in the market you cannot create one, you have to wait. There are times that you need to exhibit some royal stoicism and just be patient.

You can of course takes things into your own hands - any property issue, including time, can be solved with price. But like succession roadblocks someone has to get ‘killed’ and in this case it won’t be the buyer.  

But the great thing is Charles has not sat back and just chilled. He has been preparing for the role his entire life and maintains a state of readiness.  Indeed he has been active in enhancing his reputation and role as the heir - things like the Princes Trust and so on.

Like Prince Charles it is important to stay active and ready - keep up the maintenance and presentation, stay informed on the marketplace, tweak the advertising and promotion to ensure you are presenting an attractive image to your target market. It is important to make sure the advertising on Trade Me and www.realestate.co.nz stay current, interesting and targeted. When that elusive buyer does come into the market you want to make sure they know your home is for sale and is the best option out there for them. You want to be prepared and ready to jump to it no matter how long it takes for them to show up.

Sometimes you just have to be a prince of patience.
